Why does getting better at construction make it more expensive?

Today I’m looking at bids for the exact same bathroom remodel ranging from roughly $40,000 to $90,000 all-in, including contingency.
Same bathroom. Same materials. Same plans. Same scope.
The high bid is more than double the low bid—to build essentially the same thing.
And to be clear, I’m not talking about craftsmanship. Great craftsmanship deserves a premium.
I’m talking about everything wrapped around the craftsmanship: estimating, scheduling, purchasing, communication, management, software, and systems. or more simply put; LOGISTICS
As construction companies get better at those things, they generally get more expensive.
That’s strange to me.
Scale is supposed to create efficiency. If you build 50 bathrooms instead of five. The per bathroom build costs “should” be less.
Instead, companies grow—and so does the overhead.
More project managers, estimators, administrators. More Email, More meetings. More systems to manage the systems.
The company gets “better”—but the same bathroom gets more expensive.
Then today, I walked onto another project and saw another side of the problem.
The structural plans required blocking in four locations.
Three were missed.
Now there’s a brand-new waterproof roof sitting above where nails should go. A alternative solution should be simple. But... we lost a week so everyone adjusts once again and the build stumbles onward.
But the bigger question is:
How did we miss it in the first place?
The requirement was on the plans.
Could the plans have been clearer? Absolutely.
Could we be using 3D details instead of expecting everyone to interpret a stack of 2D drawings?
Could construction documents start looking more like IKEA instructions—clear sequences showing exactly what gets built, where it goes, and what happens next?
I think so.
There are better ways to communicate how buildings go together. I know people are already working on them, and I want us using them.
That’s tomorrow’s problem.
Today, I’m looking at something we can change immediately: Material Logistics
If I can buy the same window from five different suppliers around town for roughly the same price, the window is the window. So the real questions becomes.
How do I get the right window to the jobsite at the right time?
I can rent or borrow a truck and pick it up myself.
I can pay somebody with a truck to pick it up and deliver it.
Or I can have a builder handle the whole thing and pay 25% to 40% on top of the cost of that delivered window.
But what if there’s another way?
What if homeowners had access to the right vendors and the pricing, and somebody simply managed the logistics for them?
That’s where we’re doing.
With our process, you can still pick everything up yourself if you want to.
Or you can pay us a little more, and we’ll coordinate it and handle your logistics and make sure the materials are there before the builder needs them.
A simple flat fee—not another percentage added to the price of the product.
Because the value isn’t in selling you the window again.
The value is making sure the right window shows up at the right place at the right time.
Same window 112. Same quality.
Better logistics. Less cost.
That doesn’t solve every problem in construction.
But it’s one we can solve today.
Then we move on to the next one.
